Book a professional tune-up before May, put in a fresh filter, clear two feet of space around the outdoor unit, confirm the thermostat is working and programmed, and make sure no supply or return vents are blocked. Those five steps prevent the large majority of mid-summer breakdowns in Albuquerque and Santa Fe.
1. Schedule the Tune-Up Early
March and April are the right window. Once the first 95-degree stretch hits, every HVAC contractor in the metro is booked and you are choosing between waiting or paying emergency rates. A spring AC maintenance visit tests capacitors under load, verifies refrigerant charge, cleans coils, and clears the condensate drain — the four things that cause most July failures.
2. Change the Filter
Start the season fresh, then check monthly. New Mexico’s dust load means filters here load faster than the packaging assumes. A restricted filter is the leading cause of frozen evaporator coils, and a frozen coil that keeps running risks the compressor.
3. Clear the Outdoor Unit
Two feet of open air on every side of the condenser. Pull weeds, cut back shrubs, and rinse cottonwood fluff off the coil fins with a garden hose from the inside out — never a pressure washer, which bends the fins closed. A coil that cannot shed heat makes the compressor work harder for less cooling.
4. Check the Thermostat
Fresh batteries, set to COOL, fan on AUTO. Dying batteries mimic total system failure more often than homeowners expect. If you are still running a manual thermostat, a programmable or smart thermostat cuts run time meaningfully during workdays.
5. Open Up the Airflow Path
Furniture, rugs, and closed registers in unused rooms all restrict airflow and unbalance the system. Leave supply and return vents open and unobstructed.
Getting Ahead of Albuquerque Summers
If your system already struggled last summer, this is the season to address it rather than repeat it — whether that means repair, replacement, an evaporative cooler tune-up, or better attic insulation, which reduces cooling load more cheaply than upsizing equipment.
