Once a year, in spring, before the first sustained heat. Homes on dirt roads, near open land, or with systems older than about twelve years benefit from a second look mid-season. The outdoor unit sits in the weather 365 days a year, and in Albuquerque that weather is dust, sun, and cottonwood.

Why Spring Is the Right Window

March and April give you an appointment on your schedule instead of a wait during the first 100-degree week, when every contractor in the metro is booked. More importantly, it catches the components that fail under load before they are asked to carry a load. A capacitor testing 15% below its rated value in April is a cheap planned part; the same capacitor in July is an emergency call that can take the compressor with it.

What a Condenser Service Covers

  • Deep-clean the condenser coil and clear debris, weeds, and cottonwood from around the cabinet
  • Load-test the start and run capacitors against rated microfarad values
  • Inspect the contactor for pitting and burned points
  • Measure amp draw on the compressor and condenser fan motor
  • Check refrigerant pressures, superheat, and subcooling — low charge always means a leak
  • Tighten electrical connections and verify the disconnect and breaker
  • Confirm the temperature split across the indoor coil

When Once a Year Is Not Enough

Properties near open land or unpaved roads collect grit on the coil far faster. Heavy cottonwood exposure can pack fins solid within a single spring. Systems past twelve years have less margin on every component. Light commercial equipment running longer hours warrants quarterly attention. In those cases a mid-summer check is genuinely worth it.

What You Can Do Between Visits

Keep two feet of clearance on all sides. Pull weeds and cut back shrubs. Rinse the coil fins gently with a garden hose from the inside out — never a pressure washer, which folds the fins closed and makes the problem permanent. Change indoor filters every one to three months, since restricted indoor airflow makes the outdoor unit work harder too.
