A conventional tank should last eight to twelve years. In the Albuquerque area we routinely pull them out well short of that, and the reason is almost always sediment. Hard water drops mineral out as it heats, it settles in the bottom of the tank, and the burner then has to fire through an insulating layer of scale to heat the water above it.

That means longer run times, higher gas bills, and a tank bottom running hotter than designed until the steel gives up. The rumbling or popping sound people describe is exactly this — water flashing to steam underneath the sediment layer.

An annual flush genuinely helps. Softening the water helps more. And when a tank does need replacing, that is the right moment to decide whether treatment goes in at the same time so the new one lasts its full life.
