Why Hard Water Shortens Tank Life Here

Albuquerque and Santa Fe water carries substantial dissolved calcium and magnesium. Inside a water heater those minerals precipitate out and settle as sediment on the tank bottom. That layer insulates the gas burner from the water above it, so the burner runs longer and hotter — which stresses the tank’s glass lining and accelerates corrosion. On electric units the sediment buries the lower element until it burns out. The popping or rumbling sound from an older water heater is water boiling underneath that sediment layer.

The Anode Rod Is the Other Half

Every tank has a sacrificial anode rod that corrodes so the steel tank does not. Once it is consumed, the tank itself starts corroding, and a leaking tank cannot be repaired. Replacing an anode rod at the right time is inexpensive and can add years — but almost nobody does it, because almost nobody knows it is there.

What Extends the Life

  • Annual flushing to remove sediment before it insulates the burner
  • Anode rod inspection every few years, and replacement when it is consumed
  • A water softener, which addresses the root cause and protects fixtures and appliances at the same time
  • Correct temperature setting — around 120 degrees. Higher accelerates scale and corrosion, and is a scald risk
  • Testing the temperature and pressure relief valve, and installing a pressure reducing valve if incoming pressure is high

Signs It Is Nearing the End

Rust-colored hot water, rumbling or popping, running out of hot water sooner than it used to, moisture or corrosion around the base, and age past ten years. Water pooling under the tank means the tank itself has failed — that is a replacement, not a repair.

Replace Before It Fails

A tank that lets go while you are at work floods whatever is below it. Planned replacement past year ten is far cheaper than emergency replacement plus water damage. Financing is available.
