The most common mini-split repairs are refrigerant leaks at the line-set flare connections, clogged condensate drains, dirty coils and blower wheels causing weak output, failed sensors, and inverter or control board faults. Most trace back to installation quality or skipped maintenance rather than equipment defects.
Refrigerant Leaks
Mini-splits use flare fittings at the indoor and outdoor connections, and those are the usual leak point — often from a flare that was cut or torqued improperly at installation. Symptoms are gradually weakening output, longer run times, and sometimes ice on the line set. Since these systems do not consume refrigerant, low charge always means a leak worth locating rather than simply topping off.
Condensate Drainage
Indoor heads drain by gravity through a small line. A clog, an improper slope, or a kinked drain sends water down your wall — usually the first symptom a homeowner notices. Annual flushing prevents nearly all of it.
Dirty Coils and Blower Wheels
The washable filters catch large particles; fine Albuquerque dust reaches the evaporator coil and blower wheel and mats up over a few years. The result is weak airflow, a musty smell at startup, and reduced capacity. This is a cleaning job, not a parts job, and it is the most common reason a mini-split “stops working well.”
Sensors and Control Boards
Thermistors that read incorrectly cause erratic behavior — a head that will not reach setpoint, runs constantly, or reports an error code. Inverter boards fail less often but are among the more expensive components, and heat and power quality both matter to their lifespan.
Outdoor Unit Issues
Fan motor failures, coils packed with cottonwood or dust, and contactor problems. Keeping two feet of clearance and rinsing the coil gently each spring prevents most of it.
