What a General Home Inspection Misses

Standard home inspections are visual and explicitly exclude the things that cost most: the sewer lateral, the condition of supply piping inside walls, and the real state of the water heater.

A dedicated plumbing inspection covers those. On an older Albuquerque property, knowing whether the supply is galvanised and whether the lateral is clay with root intrusion is worth considerably more than it costs.

  • Documented Findings A written report with photographs, usable in a negotiation.
  • Sewer Camera Option Lateral inspection added where the property's age warrants it.
  • Prioritised Findings separated into safety, soon, and eventually — not one alarming list.

What We See

Worth Inspecting When

Situations where it pays for itself.

  • Buying a Property

Especially anything pre-1980, where galvanised supply and clay laterals are common.

  • Before a Renovation

Knowing what is behind the walls before committing to a scope.

  • Unexplained Water Bills

A systematic check finds what a spot repair keeps missing.

  • Older Home, New Owner

Establishing a baseline for what will need attention and when.

  2. Find the Real Cause

We locate the source rather than treating the symptom, so the fix holds.

  3. Approve a Flat Price

  4. Fix It and Test It

Work completed to code, pressure-tested where required, and the area left clean.

Frequently Asked Questions

Is this the same as a home inspection?

No. A general home inspection is visual and excludes the sewer lateral and in-wall piping. This is a dedicated plumbing assessment.

Do you camera the sewer line?

We can, and on older properties we would recommend it. Laterals are the most expensive surprise in an older home.

How long does it take?

Typically one to two hours depending on the size of the property and whether a camera survey is included.

Will I get something in writing?

Yes — a written report with photographs, which is genuinely useful in a purchase negotiation.
