What Is Covered
- Supply system. Visible piping checked for corrosion, scale, and failing joints, with pipe material identified. Water pressure measured at a hose bib.
- Shutoff valves. Main and fixture stops, confirmed to actually turn — a seized main is a problem you only discover at the worst moment.
- Drains. Flow tested at every fixture, traps and visible lines inspected, developing blockages noted.
- Water heater. Age, corrosion, T&P valve, expansion tank, sediment condition, and venting on gas units.
- Fixtures. Toilets, faucets, showers, and their supply lines and stops.
- Visible gas connections and appliance connectors.
- Hidden leak indicators — staining, dampness, and a water meter check.
What Adds the Most Value
A sewer camera inspection. It is the only way to see the part of the system a visual inspection cannot reach, and in Albuquerque neighborhoods with mature trees, root intrusion in the lateral is the most expensive problem hiding in most homes. On any property built before 1980, or with a backup history, it is worth including.
