Watch for banging or kettling noises, repeat breakdowns, rising gas bills, uneven or insufficient heat, visible leaks or corrosion, and pressure that will not hold. A boiler past 20 to 25 years showing several of these is usually a replacement conversation rather than a repair one.

Signs That Point to Repair

  • Kettling — a rumbling or whistling like a kettle boiling. Usually limescale on the heat exchanger, a common problem given Albuquerque’s hard water.
  • Pressure dropping repeatedly. Points to a leak somewhere in the system or a failing expansion vessel.
  • Radiators cold at the top (needs bleeding) or cold at the bottom (sludge buildup).
  • Pilot light or ignition problems, or the boiler locking out on a safety control.
  • Circulator pump noise. Pumps are a wear item and are replaceable.

Signs That Point to Replacement

A cracked or corroded heat exchanger — the most expensive component, and rarely worth replacing on an older unit. Persistent leaks from the boiler body itself. Repairs stacking up two or more seasons running. And age: cast iron boilers can run 25 to 30 years, but efficiency and parts availability both fall off well before the unit stops working.

Safety Signs — Act Immediately

Gas odor: leave the building, call the gas utility from outside, then call us. A carbon monoxide alarm: everyone out, call 911. Soot or scorching around the boiler or its vent, or a yellow rather than blue flame, means shut it down and call for emergency service.

Hard Water Is the Local Factor

New Mexico’s mineral-heavy water scales heat exchangers and restricts flow, which is the underlying cause of kettling and much of the premature failure we see on local boilers. Annual service that includes flushing and water treatment makes a real difference, and a whole-house water softener helps the boiler along with your water heater and fixtures.

If Replacement Is the Answer

We size from a heat loss calculation rather than matching the old BTU rating — boilers are frequently oversized — and match the unit to your distribution type, since a condensing boiler on old high-temperature radiators may never reach its rated efficiency. Financing is available.
