Plumbing Services

Two Different Protections, Both Easy to Neglect

A pressure-reducing valve keeps street pressure from reaching your fixtures at a level that wears out cartridges, stresses joints and shortens the life of the water heater. They fail gradually, so most homeowners never notice until fixtures start dripping everywhere at once.

Backflow prevention does something different: it stops contaminated water being drawn back into the potable supply. Irrigation systems in particular need it, and in many cases annual testing is required.

  • Pressure Measured We measure static pressure rather than assuming the PRV is doing its job.
  • Certified Testing Backflow devices tested and documented as required.
  • Repair or Replace Rebuilt where practical, replaced where it is not.

What We See

Signs of a Pressure Problem

High or unregulated pressure shows itself.

  • Banging Pipes

Water hammer is often a symptom of excessive pressure.

  • Multiple Fixtures Dripping

When several start at once, suspect pressure rather than coincidence.

  • Relief Valve Discharging

A T&P valve releasing on the water heater often indicates a pressure or expansion problem.

  • Pressure Above 80 psi

Above roughly 80 psi you are outside what most fixtures are rated for.

Drake came to our house after we experienced a leak from our upstairs bathroom. He patiently heard my concerns and very professionally handled the situation. He explained everything clearly so I knew exactly what he was doing and he made sure it all made sense. His experience was invaluable and he definitely knows what he is doing! If I ever have to go through anything like this again, I will request Drake by name!

Frequently Asked Questions

What pressure should my house run at?

Generally 50 to 70 psi. Above about 80 you are beyond the rating of most fixtures and appliances.

How long do PRVs last?

Often ten to fifteen years. They fail gradually rather than suddenly, which is why the symptoms creep up.

Do I need backflow testing?

If you have an irrigation system or certain commercial fixtures, annual testing is commonly required. We can test and document it.

Why does my water heater relief valve keep releasing?

Frequently thermal expansion in a closed system. An expansion tank normally resolves it.
